Live close to the beach and one of the largest international airports in the country here at Westchester. Enjoy the cool ocean breeze and the thumping energy of Silicon Beach, the epicenter of Los Angeles’ tech boom and startup scene. Hop on the plane to a new exotic destination whenever it moves you, then come home to this vibrant neighborhood and fall into step with its daily rhythms.
Known as an up-and-coming middle-class neighborhood, Westchester attracts students, entrepreneurs, and those with an appreciation for the low-key beach lifestyle.
It’s bounded by the Pacific Coast Highway to the northwest, the ocean to the southwest, the Imperial Highway to the south, and the San Diego Highway to the northeast.
Real estate in Westchester
Home prices have increased by the double digits over the last few years, thanks to Silicon Beach’s growing prominence and the arrival of media and entertainment firms at Playa Vista, a master-planned community north of the neighborhood. Tech giant Google is also planning on setting up shop in the community, and this move is expected to drive growth in Westchester.
As for air traffic, it’s not as much of an issue anymore. Planes flying out of LAX have become quieter and are no longer heard throughout much of the neighborhood.
Westchester’s housing stock consists primarily of single-family homes and condos. There’s a good mix of new construction and older homes. The former gives buyers more house for their money, being twice the size of homes in neighborhoods to the north, while the latter are mostly charming post-war ranch homes that have been remodeled.
Single-family homes usually have three or more bedrooms, along with patios and spacious yards. Hardwood flooring, skylights, and fireplaces are common features.
Apartment buildings typically have amenities like resort-style pools, on-site laundry facilities, gyms, and reserved parking space.
The Neighborhood Council of Westchester/Playa (NCWP) protects the interests of those who live here and ensure that they have “a stronger voice” in the governance of LA.
