West Los Angeles is at the center of numerous high-profile commercial and residential projects. Located on the Westside, the neighborhood is further inland from LA’s coastal communities. Its exact boundaries aren’t clear, but some sources consider Sawtelle part of West LA, while others go as far as to include areas beyond the I-405.

Real estate in West Los Angeles

The housing stock consists of single-family homes, multi-family properties, and condos. Bungalow, mid-century modern, and Spanish Colonial Revival are some of the most prevalent architectural styles.

Single-family homes usually have one to three bedrooms. Hardwood and laminate flooring, stainless steel appliances, and premium fixtures are common features.

Multi-family properties often have four to eight units with various configurations to suit each lifestyle. Condos can have as many as two bedrooms and bathrooms, as well as fireplaces and gourmet kitchens.

Luxury homes typically have four bedrooms or more, along with spacious yards and driveways. Granite countertops and and double pane windows are common features.

Several apartment complexes and mixed-use developments are in the pipeline, giving buyers and property investors numerous options.

Attractions and amenities in West Los Angeles

Sawtelle Japantown, or Little Osaka as it’s affectionately called by the neighborhood’s Japanese-American community, stretches from Santa Monica Boulevard all the way down to Pico, between Centinela and the 405. It’s lined with quirky karaoke joints, trendy shops, and eateries that serve authentic Japanese, Chinese, Vietnamese, Korean, and Southern cuisine.

  • BlackMarket LA – This lifestyle boutique sells a wide assortment of vintage clothing, shoes, accessories, totes, and sunglasses, along with home furnishings, toys, and knick knacks that will liven up any room.
  • Daiso Japan – Check out the store’s selection of colorful kitchen wares, household items, and stationery sets that sell for only $1.50 or less. Fill your shopping basket with dainty cutting boards, uniquely shaped vegetable peelers, Japanese sweets, and trinkets.
  • Max Karaoke Studio – Have a small gathering at any of this karaoke joint’s private rooms and take turns at the microphone. The establishment’s extensive list of pop songs continually gets updated, so you can belt out the latest Top 40 hits.
  • Tsujita LA Artisan Noodle – Eat noodles out of a bowl of thick pork broth and fresh toppings like dried seaweed, and sliced barbecue pork. Dig into some salmon and tuna with rice. Wash it all down with Japan’s famed Asahi beer.
